CityLine Area Zoning Map

The CityLine district in Richardson extends from Central Expressway to Wyndham Lane, encompassing a variety of developments types. Multiple zoning ordinances govern the development regulations for development within the CityLine/Bush station area and land east of Plano Road (see map above).

Tax Increment Financing

The mixed-use development is part of the City of Richardson’s Tax Increment Financing Zones 2 (east of the DART rail line) and 3 (west of the DART rail line).

The TIFs, established in 2011, use funds generated through increased real property tax values realized from new development within the district over a 25-year period to reimburse the developer for up-front costs incurred to install necessary public infrastructure and other public improvements.
